What does a Transaction Coordinator do for your Client?

Sets up Client Accounts:

*  Reviews and scans all documents into our website so you and all concerned parties have         24/7 access to them.

Communications:

*  Makes contact with all parties associated with your transaction.

*  Establishes a communications network.

*  Communicates with Agent regularly with email updates on any and all activities.

*  Allows you access to your Transaction Coordinator during normal business hours.

Deposits:

*  Record & confirm receipts of first, second and additional deposits, as appropriate.

Inspections:

*  Schedules inspections *(Optional)

*  Notifies buyers and/or sellers, along with realtors of inspection time.

*  Ensures it is completed in a timely manner and within contract time frame.

*  Receives and reviews inspection reports.

*  Faxes reports to other agent/client.

*  Assists in negotiating terms.

*  Assists in preparing any necessary addendums re. Inspection reports and/or repair clauses.

Mortgage:

*  Confirms the loan application is completed within contract time frame.

*  Confirms loan approval with the mortgage company.

*  Ensures estoppel letters and loan amounts are received and confirmed.

Legal Issues:

*  Communicates with the title company and/or attorneys involved with the transaction to ensure all legal issues are being taken care.

*  Reviews HUD Statement to ensure numbers and pro-rations are correct.

Prepares a closing package:

*  You will receive a CD, which includes all your closing paperwork/documents.

Mandatory Regulatory Compliance:

*  The Florida Real Estate Commission (FREC) requires Real Estate Brokers to maintain each file for a period of seven (7) years.
